What is a Sellers Package?
A seller's package (or seller's closing package) is a set of legal and financial documents signed by a property seller to officially transfer ownership and close a real estate transaction. They are prepared by Waconia Management.
Why Do We Need a Sellers Package?
1. Minnesota state law requires a sellers package ( Sec. 513.55 MN Statutes ). 2. The new mortgage company wants to know (in writing) that the HOA is in good condition! (Waconia Landing HOA is in good condition) 3. This is the way that protentional new buyers see the by-laws and rules and decide you have the perfect house to purchase!
Does a Sellers Package Cost Money?
Yes - The seller contacts Waconia Management directly (use Contact Us button), it takes a fair amount of time and research so the seller is paying Waconia Management directly.
Do New Buyers have an Account Set-Up?
Yes - this exists. It not very expensive and is paid for through the closing process. The new buyer gets added into multiple systems.
Does Waconia Landing HOA have annual dues?
Yes -- each of the 135 homes pays annual dues. For that cost you get a neighborhood that holds it values and that means people want to live in Waconia Landing. Everybody gets deeded access to our community beach. We also have 6 homes that have deeded boat slips. Our Manor Homes have their driveway plowed in the winter and lawncare during the summer. This neighborhood is in high demand.
What is a Manor Home?
We have 135 lots in our community, 24 of the lots we call Manor Homes. They pay additional (above the annual dues) fees for snow removal and lawn care. (at the time of this writing, it is less than $75 a month). It is in the deed, you cannot "opt-out" of the snow removal and lawn care for the manor homes -- but, it is worth it! If you are not in a Manor home, you are responsible for your own snow and lawn care.
